This is when we get to know you and your needs while you learn about our team and your representative.

This is the time to ask any and all questions you might have about working with us. We will walk you through the entire step-by-step process and make sure you feel confident moving forward.

  1. Financing

If you’re coming to us as your first step in the process, we’re ready to help connect you with other professionals in the area that can help you finance your dream home.

We’ll walk you through what financing is needed and suggest our preferred partners for mortgage financing.

At this point, we can also go through any home buyer incentives you qualify for and discuss all fees that accrue during the home buying process.

  1. Finding your dream home.

Now for the fun part!

This is where we utilize your needs and wants along with your budget to locate the right home for you.

We will regularly send you MLS listings that meet your criteria and give you the option to view online tours or book in-person walk-throughs.

You can also send us any listings you come across, and we will be happy to advise you on whether it’s a good fit for you.

  1. Strategizing an Offer.

Our goal is, of course, to get you your dream home, but we also want to ensure you don’t overpay.

Using relevant market research and our arsenal of expertise, we will provide you with strategic offer options to give you the best chance of the seller accepting your offer.

We will do a Comparative Market Analysis of both recently sold and other current listings of similar properties in the area to ensure we’re advising you based on relevant market research.

We will also connect with selling agents to get insight into the seller’s motivations and goals regarding closing timelines and other factors that could help put your offer at the top of their list.

  1. Preparing the Offer.

This is when we prepare an offer and walk you through the terminologies used in the final document.

We’ll go over the price we’re offering and all of the conditions like the deposit amount, closing date, terms and conditions, and inclusions.

We’ll ensure you’re confident with your offer and understand every detail before submitting it.

  1. Working Through Conditions.

If we get this far, it means your offer has been accepted!

Working through your conditions can feel overwhelming, but rest assured that our services don’t drop off at this point.

We will remind you of all important dates and requirements and connect you with professionals to complete financing, insurance and inspections.

  1. Finalizing Logistics.

In this phase, we will ensure that you are being well looked after while the sale of your home is being finalized.

Sending final paperwork to the appropriate parties on your behalf & following up regularly to ensure your next move is smooth.

Your lawyers will be given all documentation from the offer once sold firm & they will be in contact with you to review the documentation.
